Booking Conditions

*A deposit of 1/3 of the total cost is required to confirm your booking more than 6 weeks in advance. Bookings made less than 6 weeks in advance require full payment at the time of booking.

*A full receipt will be issued for all payments and emailed or posted depending on customer information.

*The number of beds plus one baby in a cot determines the maximum cottage occupancy. For safety reasons this number may not be exceeded.

*Logs are provided in the rental from October-end of March, a charge will be made for providing them at other  times.

*All of our cottages are non smoking.

*One dog is permitted in each of Shepherds, Eden, Till and Tweed Cottages, and will be charged a fee of £20.00. Your pet may under no circumstances be left in the property unattended, be allowed on furniture or in bedrooms.

* Arrival time if from 3 p.m. on commencing your holiday, and we require you to vacate your cottage by 10 a.m. on the day of departure. Please come to the farmhouse on arrival to collect the keys, should arrival time be after 6p.m. please inform the proprietors so that an arrangement can be made to collect the keys.

*Cancellation

We have throughout the current pandemic crisis, endeavoured to move or refund bookings when our customers have been restricted by Government legislation from travelling to us to take up their holiday, or we have had to stop them from travelling to us for the same reason. We will continue to do this, but must point out that cancellation for any other reasons falls back into the normal contract of terms and conditions, and we urge you to check them and offer Cancellation Insurance should you wish to make use of it, or you can use your own.

In the event of of you having to cancel your holiday with us, the balance of your payment would still be liable. We would advise taking cancellation insurance to cover this.

*We have teamed up with travel insurance specialists, P J Hayman & Company, to bring you a travel insurance policy specially designed for UK holidays – Staycationplan Insurance (as a possible choice, but appreciate that our customers often have their own insurance in place). If insurance is not taken at the time of booking and a subsequent cancellation is made then refunds cannot be given.
